SELF’s Housing & Community Impact (HCI) Program provides flexible financing for businesses, nonprofit organizations, developers, building owners, and project investors advancing sustainable housing, clean energy, and community development.
As a nonprofit CDFI, SELF has spent more than a decade financing resilient, energy-efficient housing upgrades across the Southeast. With HCI, you get more than capital; you get a lender who understands the need for flexible financing to unlock opportunities to build and preserve climate-resilient, affordable, and energy-efficient housing. SELF ensures capital includes guidance for all developments to meet green-building standards that support sustainable, thriving communities.
HCI Loan Details
Underwriting evaluates sponsor experience, project feasibility, climate-resilience criteria, and long-term affordability commitments. Collateral is secured up to 90% LTV with a 1.15x DSCR requirement. Interest rates are subject to change.

The HCI Program is designed for businesses, nonprofits, developers, building owners, and project investors advancing sustainable housing, clean energy, and community development, particularly those serving underserved or economically disadvantaged communities. This program offers flexible funding for:
- Affordable housing construction, rehabilitation, and preservation
- Pre-development financing and gap capital
- Housing meeting recognized green-building standards
- Climate-resilience improvements including storm protection, energy efficiency, and water conservation
- Reasonable project-related costs, including legal, design, and transaction expenses
Frequently Asked Questions
What are the eligibility requirements?
Eligible borrowers include for-profit businesses, nonprofit organizations, and special-purpose entities. Priority may be given to projects led by minority-, women-, or employee-owned businesses, nonprofit and cooperative enterprises, and rural businesses. HCI does not make loans directly to individuals, although personal guarantees may be required.
What can HCI Finance?
New construction, rehab on buildings already standing, and preservation work that keeps existing units affordable.
We can lend early, before a project breaks ground, and we can come back in with gap capital if needed. Legal, design, and transaction costs can go into the loan.
Projects built to recognized green-building standards get priority, as does resilience work like storm protection, energy efficiency, and water conservation.
Do you offer commercial solar financing?
