Loan Closing Costs

Origination Fee:


• 2.5% of total principal – All loans (reduced to 1.25% if eligible for a Military Discount)
• Some loan specials have reduced or 0% Origination fees. These specials, if
available, are advertised and clients will be informed.
• Origination fee covers:
a. Loan closing paperwork preparation
b. Loan closing implementation
c. Loan servicing
d. Ongoing loan maintenance


Project Management Fee:


• 2.75% of total principal – All loans with UCC, or installations other than roofs and
Solar PV.
• 2.99% of total principal – All roof and Solar PV loans
• Some loan specials have reduced or 0% Project Management fees. These specials, if
available, are advertised and clients will be informed.
• Project Management Fee covers:
a. Pre-loan closing:
• Contractor(s) proposal review
• New contractor evaluation and file preparation
• Contractor management
• Contractor credentials maintenance
• Client consultation and education on best home improvement options and best practices.
• Energy Auditor communication (if applicable)
b. Post-loan closing:
• Management of project completion and standards
• Situational site visits
• Contractor project final review
• Contractor payment release authorization

UCC-1 Fee: (see below)


• $40 Flat Fee
UCC-1 is a financing agreement form for installed equipment (collateral) used to secure the
loan under the provisions of the Uniform Commercial Code (UCC) adopted in almost all
states.
Equipment included in UCC-1 coverage [brand, model #s, and or serial #s required]:
• AC units – Condenser and Air Handler (if applicable) – EE
• Pool Pumps/Heaters – EE
• Solar Pool Heater – RE
• Solar Water Heaters – RE
• Solar PV – RE
• Solar Batteries – RE
• Hurricane Shutters – WHM


FL Doc Stamps:
• $.35 per $100 – All loans


Documentary Stamp Tax is levied at the rate of $.35 per $100 on documents that are
executed, delivered, and/or recorded in Florida.
